A 3 ton unit will typically cool between 1500 square feet and 1800 square feet. See our free system sizing calculator if you need help. The broad range for sizing is 500-600 square feet of living space per ton of cooling.

However, 500-600 square feet per ton of cooling is just a general assumption and should not be your only source of sizing information.

Some newer, very well insulated homes may only need 1 ton of cooling for 800 to 1000 square feet. An older, poorly insulated home may need 1 ton for each 400 square feet of living space.

Insulation and window quality have a huge impact on properly sizing your air conditioning and heating system.

An upstairs space requires considerably more cooling than a downstairs space with the exact same square footage.

Your best way to know for sure is to get a local HVAC contractor to visit your home to help you with the sizing of your system.

An over-sized AC unit results in greatly reduced comfort

The issue here is that an oversized air conditioner will cool the home too quickly and begin to “short-cycle”. Short-cycling occurs when the system cycles on and off too frequently. A system that is too large for your home will cool so quickly that it will cycle off prematurely.

(Such as installing a 3 ton AC system when a 2 ton would have been optimum.)

This frequent cycling not only reduces the operating life of the equipment but also creates a more immediate problem; lack of proper humidity removal.

Your air conditioning system needs to run long enough between it’s on and off cycles to remove the humidity in the air of your home. When the system satisfies the set temperature of your thermostat too quickly, it does not have enough time to reduce the humidity in your home to a comfortable level.

Proper AC unit sizing improves comfort and lowers utilities

This, in turn, means that you will always feel warmer than necessary which further means you and your family will probably drop the temperature setting by a few degrees. Each degree you reduce the temperature by increases your system operating time as well as the utility cost by 10%.

Ideally, your AC unit will be just the right size to achieve an optimum level of comfort based on both temperature AND humidity.
